When can I move in?

We are still actively leasing for the current term, and move-in appointments are available during office hours, Monday through Friday. If you need to move in prior to the set move-in date, please contact the front office to check availability.
Please note: The property will be closed during Summer 2026 (starting May 15, 2026) for renovations, so there will be no summer move-ins.
How close are you to campus?
We are located conveniently near Georgia Institute of Technology (0.2 miles), Georgia State University (2.2 miles), Savannah College of Arts & Design (1.4 miles), AUC (3.6 miles), and Emory.
Do you allow pets?
100 Midtown does not allow pets.
How are roommates matched?
We partner with RoomSync to help residents self-match with roommates. For residents who do not bring their own roommate or match with someone via RoomSync, 100 Midtown will match roommates based on compatibility, using responses from the roommate questionnaire completed during the application process regarding lifestyle preferences.
How many people live there?
100 Midtown accommodates 324 residents in our community. We can't wait to meet you!
What are the policies on smoking and guests?
Our community is smoke-free in all indoor and adjacent areas.
Guests are always welcome, provided they have the consent of all roommates and comply with community security guidelines. Overnight guests are permitted, but there are limits on the number of guests and length of stay—please review your lease for specific details.
Residents are responsible for the conduct of their guests, invitees, family members, and anyone they allow into the property or apartment, as if such conduct were their own.
What lease terms do you offer?
For the AY 2025–2026, we offered academic leases only, ending May 14, 2026, as the property will be closed during summer 2026 for renovations.
100 Midtown will undergo major updates and renovations just in time to open Fall 2026.
For AY 2026–2027, our best rate will be on annual 12-month plans running August 2026–July 2027. We will also have a limited number of 10-month academic leases ending in May 2027 and 5-month Fall-only leases ending in December 2026 available for the upcoming year.
Am I able to cancel my lease?
Residents are responsible for the entire term of the lease and are unable to cancel the lease. We offer lease re-assignments for a $350 fee. Please contact the office for further details.
When is my first rental installment due?
Your first installment is due on the 1st of the month that you are moving in. We are not able to provide keys or access to your room until the first installment has been paid.
Accepted Payment Methods:
- Through the Resident Online Portal
- Certified funds (cashier’s check or money order)
Important: Once you are a resident, rent is always due on the 1st of each month, and you have until the end of the day on the 4th to pay before incurring late fees.
What utilities are included in my rent?
Our rental package includes internet. The resident pays a flat fee of $100 per month for unlimited electric, water, trash, sewer and pest control.
What size are the beds?
Based on the floor plan, 100 Midtown offers either a full-size or twin-size bed in every bedroom. Please call the front office for further verification.
- Twin-size beds: B1NW, B1S, and D1R floor plans
- Full-size beds: All other floor plans
How do I connect to the internet?
Residents will have their own unique login to the “100 Midtown Resident” Wi-Fi network. Guests can access the “New 100 Midtown” network without a password. We utilize National Wi-Fi throughout the community to ensure reliable connectivity.
If I'm over 21, do I still need a guarantor?
A guarantor is not required, but if you do not meet our rental qualifications, you will need to have a qualified guarantor to sign with you.
